Make sure they offer an extensive warranty

You may be surprised that not all roofing contractors offer workmanship warranties. This is very important because if something is done incorrectly at the time the roof is installed, it could take months if not years before you notice the damage. If you think your homeowner’s insurance policy covers this type of damage, think again.

The bottom line is this: make sure you’re getting a workmanship warranty.

Make sure they’re licensed and insured

If you get a knock on your front door from Joe Smith roofer, who is going from house to house to see if anyone needs help with roof repair, buyer beware! Although we’ve talked extensively about the dangers of working with unlicensed and uninsured contractors in the past, we’ll cover this again briefly. First, if they disappear, good luck finding them to take them to court. Second, if they injure themselves, or someone else, while they’re doing the work, you could be held personally liable. Lastly, good luck getting any sort of warranty.

Ask for referrals

Any reputable roofing company will be able to provide would-be clients with a list of references. If they can’t provide references, and/or they don’t have a Yelp, Google+ or Facebook page that has reviews from prior customers, this should be a big red flag.

Ask if they use subcontractors

The best roofing companies don’t hire subcontractors. They work with their own people, who they’ve interviewed and vetted. Ask about this before you sign any contracts.

Check to see their BBB rating

If a company isn’t listed on the BBB or even worse, if they have a very poor rating, just say no. This is not the roofing contractor you want to work with.

Don’t rely solely on price

Yes, we understand the importance of saving money on roof repair and roof replacement, but that’s not to say you should automatically go with the lowest bid. The most important thing when it comes to hiring a roofing contractor relates to finding a company that’s experienced, honest, reputable and reliable.
